
mREIT (Mortgage REIT)
What is a mREIT?
An mREIT is a Mortgage REIT (Mortgage Real Estate Investment Trust), which is an entity that specializes in investing solely in mortgage products (e.g. purchasing and selling mortgage-backed securities). Like other REITs (Real Estate Investment Trusts), an mREIT can only deal with mortgages and 90% of earnings must be paid out to its investors annually.
Why invest in a Mortgage REIT?
In the past, many investors invested in mREITs due to the fact that they had high dividend yields (due to the previously mentioned 90% payout requirement). However, due to the hard-hitting effects of the subprime mortgage crisis, many investors have shifted away from investing in mREITs and are looking for more secure investments. We recommend consulting your broker before leaping in to the mortgage REIT market.
